About this service

Communal Area Cleaning in Hull

We clean communal areas for landlords, managing agents, freeholders and residents’ groups across Hull. That covers entrance halls, stairwells, landings, lifts, bin stores and shared corridors in blocks of flats, HMOs and mixed-use buildings, on a weekly or fortnightly schedule with a photo report after each visit.

The buildings we look after

Hull’s shared buildings come in every shape. Around Pearson Park and along Beverley Road, large Victorian villas have been divided into flats, with tall staircases, original banisters and tiled hallways that show every muddy footprint. In the Old Town, period buildings have been converted with narrow stairs and awkward landings. Around Hull Marina, the Fruit Market and Victoria Dock you’ll find purpose-built apartment blocks with lifts, fob-entry doors and glazed entrances that need regular attention to look smart. Across the city centre, former offices and shops have been turned into apartments where the shared parts see heavy daily use.

We agree a specification for each building rather than using one checklist for all of them. A converted house in the Avenues might need its stair carpet vacuumed and the hall floor washed, while a larger block needs lift interiors, glazing and the bin store cleaned on every visit.

Bin stores are often what residents complain about most. In the newer blocks they’re usually enclosed rooms at ground level, while in converted houses they may be a shared yard or a passage at the back. We sweep, mop and tidy them on each visit, and a periodic wash and deodorise can be added for the summer months.

HMOs and shared houses

Houses in multiple occupation are common in Hull, particularly around Spring Bank, Newland Avenue and Princes Avenue. Under HMO management rules, whoever manages the property is expected to keep the common parts clean, safe and in good repair, with escape routes kept clear. In a busy shared house, post, takeaway menus and recycling can pile up in the hallway within days. A regular clean helps with all of that and keeps tenants happier too. Our guide to HMO cleaning responsibilities sets out who is usually responsible for what. When a flat or room in the building changes hands, you can book end of tenancy cleaning in Hull alongside your communal schedule.

Reporting you can rely on

Most of our communal clients don’t live on site, so you need to know the clean actually happened. After each visit you receive time-stamped photos, and we flag anything that needs your attention: blown bulbs, a faulty entry door, damage, fly-tipping in the bin store, or bikes and furniture left blocking a corridor. Fallen leaves and wet weather carry a lot of dirt into entrance halls, so some buildings move from fortnightly to weekly visits between autumn and spring. Our guide to setting a communal area cleaning schedule can help you choose the right frequency.

Whether you manage one building or several across Hull, tell us the addresses, the number of floors and how residents get in, and we’ll come back with a fixed quote. Our cleaners are DBS-checked, insured and bring their own equipment and products. Contact us to set up communal cleaning.

FAQs

Frequently asked questions

Do you clean small HMOs as well as large blocks?

Yes. A converted terrace with one shared hall and staircase is just as welcome as a large apartment block. For HMOs we can also add shared kitchens and bathrooms to the specification where your tenancy arrangements make them the landlord’s responsibility, so the whole house is covered by one visit.

How do your cleaners get into the building?

Most Hull blocks we clean use fobs, key safes or coded entry. We store keys and fobs securely, can collect them from you or your agent, and only use them for scheduled visits. If an access code changes, just let us know and we’ll update our records before the next clean.

Can you look after several buildings across Hull on one account?

Yes. Managing agents and portfolio landlords often have buildings spread between the city centre, the Avenues and east Hull. We give each building a regular cleaning day, send a separate photo report for every address and can bring everything together on one monthly invoice.

Can you clean at quieter times of day?

Yes. We work seven days a week, so busy city centre blocks can be cleaned mid-morning on weekdays when fewer residents are coming and going, and buildings with shops or cafés on the ground floor can be done before they open. Tell us when your building is quietest and we’ll plan around it.
